PECK CIVIL and PECK ARCHITECTURE performed initial feasibility studies to identify the potential configuration of the house, and worked with SAOTA to define the building envelope and floor levels that would satisfy the Los Angeles Baseline Hillside Ordinance, the Homeowners’ Association height limits, and the retaining wall ordinance.
PECK has been working with the owners and SAOTA to develop the design, taking into account indoor/outdoor relationships, dramatic views, functionality, flow, and aesthetics. PECK ARCHITECTURE and PECK CIVIL are central to the project, as we have held primary responsibility with respect to design documentation, design detailing, permitting, and construction administration.
The project design makes use of a central courtyard design which is an effective way of enlivening projects with tight boundaries and large basement areas. The SAOTA design creates a distinctive presence along the street, allowing transparency and privacy simultaneously, while opening up the house to the rear, while maintaining privacy and capitalizing on the unobstructed view of downtown LA.
