We did a full remodel reconfiguring bedrooms and bathrooms for the new owners and their family. It required structural modifications to the building. It was built in 1925. Added a covered pergola and remodeled and added to the guest quarters attached to the garage. We contributed to the site planning and landscape planning. In the process the entire building was reclad in new lap siding and a new roof and a new front porch and all new steel doors and windows. Interior design was by Brooke Wagner with whom we collaborated on the layout of all the spaces. Landscape was done by Garden Studio Design who took the lead on designing all the outdoor living spaces and landscaping. We were able to retain all the mature Oak trees on the property that create this unique Pasadena character. Our permitting process involved site analysis, zoning constraints, hillside considerations and accessory structure and ADU ordinance rules. The only real thing we did to the massing of the building was some small modifications to the second story bedrooms and the large kitchen courtyard windows. We also replaced the walls of the study with full height glass windows.

The remodel preserved all the property’s mature oak trees, a defining feature of the unique Pasadena character.
